Roofing Advice Needed!

My house has a metal roof installed over a regular roof.  

Seems the metal roof is leaking down the midline ridge and the underneath roof is leaking, especially around the chimney.  

I've had five people out to "repair" various places over the past several years, but it's still leaking.  

What should I do???

Should the metal roof come off and be replaced with another regular roof?  

Any advice would be welcome.

I'm definitely no roofing expert, but did have a similar situation on my 1967-built track home here in Santa Rosa, although I did not have a metal roof. Our original roof was wood shingle, and they had put a composite roof over the top of it sometime in the late 80's. What we had done was:

1) Tear off both roofs;

2) Lay down new plywood over the entire roof because with the original shingle roof they had gaps built into the roof to accommodate the shingles.

3) Install a new composite ("lifetime") roof.

Hopefully you won't have to do all of that, but your leaking situation sounds similar to ours, especially around our chimney.

What kind of metal roof do you have, as metal roofs are not very common here outside of industrial buildings.

What a wonderful idea!  Just be done with both of them! 

I live in the South, so metal roofs are fairly common on residential property.  

I think a metal roof was a bad decision for this house.  It's a ranch style with the length of it facing the direction the wind comes from, like a long airplane wing.... After storms and high wind, I frequently find roofing nails from the metal roof on the ground.  It's a bit worrisome.  

Just need to figure out financing and we'll be in good to go!

It seems like metal roofs would get really hot, but who knows? With our composite roof we were able to pick out a lighter colored shingle, so it helped to keep the house cooler. I also know that since we did ours (or course) several companies offer solar shingles, including Tesla:

Tesla solar panels sound pretty ingenious, especially if they would charge up electric cars...

They would power your entire home, and charge the car! There are other companies also making them, but if I were doing a new roof now, I'd be looking at this as a possibility.

I spoke with my insurance agent to get recommendations for roofers.  Her response was to get a contractor from out of state because the local ones aren't great. 

So, any recommendations would be appreciated.  

Composite tiles and Tesla solar panels.....

      Yeah, that one is always hard, especially since life seems to revolve around food. That happened to me 2 weeks ago with hibachi and with Hungarian hot dogs. I used to be more picky, but now I would love to try all the things if I could. On the bright side, my husband is absolutely wonderful with it, and his mom often brings a few certified gluten-free things to family get-togethers just for me (and tries to make sure main dishes are safe too). Having the people closest to you be supportive can make a huge difference.

      I hear you. My extended family is very good about factoring in my celiac disease safety needs when making family celebration meal plans but sometimes it breaks down in the spur of the moment decisions to "Oh, let's go out and get some teriyaki" or the like. Especially when my brother in law comes into town 'cause he's pretty particular about what he likes to eat. So, sometimes I just say, "You guys go ahead without me. I'll find some leftovers." But, still, I admit to feeling a little left out at such times and a little like a 5th wheel.

      Same, and I appreciate your comments. I just needed to get it off my chest. Sometimes, even when its a genuine mistake, it can feel all too hurtful and I didn't want to go back to work tomorrow still in my feelings.

      I should have added that, while I dont have access during the meetings, I do as soon as I leave them (same for him) so I would have seen before I even left work. He has my number since we've needed to coordinate by cell a few times for work and other stuff. I usually have a protein bar or two in my desk for emergencies so I could have grabbed one of those and gone to meet them at the right restaurant.  Someone else decided on the change of restaurant and it must have slipped his mind that I wasn't coming back to my desk.
