It will be specified in your contract. It can't just be voided since there's earnest money involved and before that can be returned, it has to be signed off on by all parties.

I'm livid that your agent won't take the time to go over it all with you and explain it. She should have done that at the time she presented the contract to you. :angry:

Sometimes, when yer silly gets lost, it stays lost for a long time :( And the sillier everyone else gets the more yer psilly hides from you; or perhaps it's not really lost per se--it's just that everyone else has found *your* psilly and is using it all up so there's nought left for you.

And then when peeps start getting all clever and posting pictures of their pheats and doing little green puke-face men and other smarty things, yer gets all kinda depressed and climbs further into de non-psilly hole...

But I have been keeping up with all your pheats and feets and short fifth digits and whatnot.

So all you peeps, stop stealing my psilly and give it back to me. I WANT IT BACK!!!

Hi Suz :D ......Now I eat me burgers plain since I'm off grains, but I used to use toasted Gluten Free Pantry French bread--very yummy, but not soft and roll-like.

The absolute best gluten-free burger rolls I've ever had were from Grandma Ferndons. Two problems......the shipping was almost $20 and now they only ship to certain cities. I only mention them in case you run into 'em at a health phood store er sumphin. If you ever do, get 'em--they're soft and squishy and really good. (no bean flour, either ;) )

Well, Psills. . . . .....got some happy news. Looks like there will be a new addition moving into the house tomorrow. :wub:

A rescue.

Big, black standard poodle boy.

Very thin, bladder infection (on meds, clearing up).. . ......

AND a verrrrrrry sad, heinous thing:

He has been de-barked. :angry::angry: So barbaric.

But I think he's comin'. . . . . . ........just getting a home check done. Think we'll pass. .. .. :):)

If you don't want a dog that's going to bark don't get a sheltie . . . doesn't everyone know that?? . . . actually, if you don't want a dog that barks, only get dogs that are stuffed animals!!! . . . OK, I'm done.

Or how about this: TRAIN your dog not to bark obsessively.

:angry::angry: Yes, it's quite awful. Many vets will not do the procedure, as it is taking away a dog's means of communication - -they cannot even whine. :( Essentially, their larynyx is severed.

Poor thing. Elsie will have to step in as an interpreter..... . .

Y'know, our neighbor has a dog they say is deaf and that it howls when it's alone, and that's why we hear it howling all the time. Well, maybe you SHOULDN'T LEAVE YOUR DOG ALONE!!!! Pretty much any dog can be trained out of unecessary barking. If you can't take care of a dog, don't get it!!!

HEY! :lol: Well, let's see... .. I still remember how Leeeesargh instructed us to say "penis".. . . .. . ....I could show this to the new dog. Hmm. . ...dunno how useful it would be. He is neutered, so there isn't much to be mentioning down there anymore... . . ..

We once had a sheltie named Beauregard Le Chien.......Beau for short. We only had barking issues when the neighbor kids set off fireworks :angry:

I do remember seeing a sheltie that was de-barked, once.....sad. :( Still barked like crazy.......just quieter.

It is an evil and heinous thing, this surgery. :( My "Perfect Neighbor" had her dog de-barked (that silly Westie I babysit - dumbest dog ever :ph34r: ) and..........it did not REMOTELY work. He has just as shrill and loud a bark as before. (I didn't hear about it until after it happened, 2 or 3 years ago....the only change was that immediately after she did it, he had a raspy bark....for a short while. She actually SCOLDS him when he chases lizards, etc. in the back yard and barks at them........and I want to scream, MY GAWD, he's a DOG, he's a TERRIER, THIS IS WHAT HE"S SUPPOSED TO DO!!!!!!!!!!!!!! :angry: makes me insane)

What wuunderphul news Em! 'Twill be a lucky dog fer sher! I didn't know you could de-bark a dog :angry: I've know a good many dog-owners that needed de-barking. Why is it that so many people who should not be pet-care-takers go out to get pets that they do not train, care for and otherwise abuse and neglect. I'll never get it. Seen waaaay too many of them! :(

Jgeoss.....was Sunrise, Sunset a song in fiddler on the rrrroooff?? My psilly brain says so.....I love that song. So many good life-story-songs.

Dude, worked breakfast yesterday from 5:30 to 9:30, came back and worked nighttime for my coworker from 4:30 to 10:30, and now I'm back this morning. I feel like I'm in the twilight zone. And my tummy's too angry at me for me to have coffee.

Why is it that so many people who should not be pet-care-takers go out to get pets that they do not train, care for and otherwise abuse and neglect.

I know. :(:(:angry: Since our foray into the world of animal rescue organizations, I have seen so much sad evidence of this around me. And the puppy mills! They are quietly everywhere, making a profit pumping out sad, sick little animals.. . . .....makes me crazy.

      Dang......did it again and yeah I should admit I am 63 with clumsy phone thumbs. I started feeling better quickly and a doctor a year later said I had to eat  poison (gluten) every day for a month so he could formally diagnose me and NO FREAKING WAY. I couldn't then and can't imagine putting my body through that crap (no pun intended) on purpose ever again.  Why ingest poison for a month to have some doctor say Hey, All you Have To Do Is Never Eat poison Again..

      It seems like you have two choices--do a proper gluten challenge and get re-tested, or just go gluten-free because you already know that it is gluten that is causing your symptoms. In order to screen someone for celiac disease they need to be eating gluten daily, a lot of it--they usually recommend at least 2 slices of wheat bread daily for 6-8 weeks before a blood screening, and at least 2 weeks before an endoscopy (a colonoscopy is no used to diagnose celiac disease). Normally the blood panel is your first step, and if you have ANY positive results there for celiac disease the next step would be to take biopsies of your villi via an endoscopy given by a gastroenterologist.  More info on the blood tests and the gluten challenge beforehand is below: The article includes the "Mayo Clinic Protocol," which is the best overall protocol for results to be ~98% accurate. Here is more info about how to do a gluten challenge for a celiac disease blood panel, or for an endoscopy: and this recent study recommends 4-6 slices of wheat bread per day:   Not to discourage you from a formal diagnosis, but once you are diagnosed it may lead to higher life and medical insurance rates (things will be changing quickly in the USA with the ACA starting in 2026), as well as the need to disclose it on job applications. While I do think it's best to know for sure--especially because all of your first degree relatives should also get screened for it--I also want to disclose some negative possibilities around a formal diagnosis that you may want to also consider.

      Yes.  Now, if you hit your finger with a hammer once, wouldn't you do your best not to do it again?  You have identified a direct connection between gluten and pain.  Gluten is your hammer.  Now you have to decide if you need a medical diagnosis.  Some countries have aid benefits tgat you can get if you have the diagnosis, but you must continue eating a gluten-normal diet while pursuing the diagnosis. Otherwise the only reason to continue eating gluten is social. There are over 200 symptoms that could be a result of celiac disease.. Celiac Disease and Non Celiac Gluten Sensitivity  both cause multiple vitamin and mineral deficiency.  Dealing with that should help your recovery, even while eating gluten.  Phosphatidyl Choline supplements can help your gut if digesting fats is a problem,  Consider that any medications you take could be causing some of the symptoms, aside from gluten.
